Atmosfera – Condo on the high ground
With the mass yet good marketing strategy, Atmosfera is now become the most talk-about condo in Puchong. Under their attractive promotion package, one needs to pay only 1% downpayment to own this middle-to-high end range condo. Should credit Kim Realty for their good jobs in boosting the name of Atmosfera.
This project has been soft launch for quite some times and you should not suprise when you see the take up rate is so high. Accroding to the sales person, those units in block 1 which have Sunway or PJ view are almost fully taken. But for those units where their view is blocked by Villamas apartment, the take up rate is less encouraging.
Location
This on-the-high-ground condo is located in Puchong Jaya. It is not at the side where IOI mall is, but rather at the other end of Puchong Jaya. Adjacent to this project site, there are two completed apartments, Sri Puri and Villamas, and one under construction apartment, Koi Kinrara. And there is still another apartment beside KESAS right after the bridge heading to Atmosfera, named Impian Height.
Accessibility is among the major pitfall for this development. All the meantioned high-rise are sharing the same road connecting to the area across KESAS highway. Besides those apartments, there is an enclave with certain amount of landed residential houses share use the access road too. The traffic condition at this moment is fine without much problem but we can foresee the bottleneck in next 2 to 3 years. By the time Atmosfera is completed, Koi Kinrara which has 2 blocks with total 504 units, should bring the mass traffic flow into area. Also bear in mind that, Koi Kinrara still has 2 blocks yet to launch although we can see they do not have plan to launch anytime soon.
Price
With the price tag set at RM297,204, which approximately close to RM300k, many would doubt if Atmosfera is away too overpriced. Personally, I like their floorplan layout which is distinct and nicer than conventional designs out there. Built-up is large, specifications are good, condo setting is nice and on the high ground, facilities are good (or too good?), and many more, I strongly believe this condo can do well in sales.
Still, I think Atmosfera is definately good for own stay. Villamas does providing a low and easy entry for investor with their 9% rebate scheme. But I do not think Atmosfera can bring you a decent profit in short term.
All in all, I should again compliment their marketing strategy which success to zoom in the merit of this property to max. They actually manage to divert the attention of the public from few drawbacks.
Their show house is nicely done, a lot better than what you see in Setia Walk gallerie. You should pay a visit to there and get to know this property better.
