It’s been long time since my last post in May, here come with my quick update regarding next BIG thing – HomeDec’09. For those who have missed the last event in April, please get ready for the upcoming one which hold from 1st of October to 4th of October.

As I said before, this is the most worth-to-visit home decoration exhibition. The Perfect Living 09 which just held in last week is still way behind HomeDec in terms of variety, offer and size. For sure, most of the established brands will take part in this exhibition to demonstrate their new products, and it’s a good chance for new brand to set up the image through this annual big event.

As usual, there should be a lot attractive offers from exhibitors this time. Undoubtedly, it’s the best time for visitors to hunt for good bargain. As a smart buyer, you should start your hunting plan from now.

Atmosfera – Condo on the high ground

With the mass yet good marketing strategy, Atmosfera is now become the most talk-about condo in Puchong. Under their attractive promotion package, one needs to pay only 1% downpayment to own this middle-to-high end range condo. Should credit Kim Realty for their good jobs in boosting the name of Atmosfera. 

This project has been soft launch for quite some times and you should not suprise when you see the take up rate is so high. Accroding to the sales person, those units in block 1 which have Sunway or PJ view are almost fully taken.  But for those units where their view is blocked by Villamas apartment, the take up rate is less encouraging. 

Location

This on-the-high-ground condo is located in Puchong Jaya. It is not at the side where IOI mall is, but rather at the other end of Puchong Jaya. Adjacent to this project site, there are two completed apartments, Sri Puri and Villamas, and one under construction apartment, Koi Kinrara. And there is still another apartment beside KESAS right after the bridge heading to Atmosfera, named Impian Height.

Accessibility is among the major pitfall for this development. All the meantioned high-rise are sharing the same road connecting to the area across KESAS highway. Besides those apartments, there is an enclave with certain amount of landed residential houses share use the access road too. The traffic condition at this moment is fine without much problem but we can foresee the bottleneck in next 2 to 3 years. By the time Atmosfera is completed, Koi Kinrara which has 2 blocks with total 504 units, should bring the mass traffic flow into area. Also bear in mind that, Koi Kinrara still has 2 blocks yet to launch although we can see they do not have plan to launch anytime soon.

Price

With the price tag set at RM297,204, which approximately close to RM300k, many would doubt if Atmosfera is away too overpriced. Personally, I like their floorplan layout which is distinct and nicer than conventional designs out there. Built-up is large, specifications are good, condo setting is nice and on the high ground, facilities are good (or too good?), and many more, I strongly believe this condo can do well in sales.  

Still, I think Atmosfera is definately good for own stay. Villamas does providing a low and easy entry for investor with their 9% rebate scheme. But I do not think Atmosfera can bring you a decent profit in short term.

All in all, I should again compliment their marketing strategy which success to zoom in the merit of this property to max. They actually manage to divert the attention of the public from few drawbacks. 

Their show house is nicely done, a lot better than what you see in Setia Walk gallerie. You should pay a visit to there and get to know this property better.

Bandar Kinrara MV 1&2, Indaman Homes

I have to clarify that this ain’t a property review. The purpose of this post is, to share my research and thought for the recent launch which has caught my eye. 

I&P is going to launch their latest phase named MV1&2 in their prominent township here at Puchong. I just back from their sales office and I was there at 11.45pm. To my surprise, there are roughly 20 people queuing there! It is incredible and I actually doubt we are amidst the economic downturn. But then, there must be something very appealing till one would queue overnight to fight for a unit.

The launching date of this MV 1&2 is set on 25 April 09 morning. Because of unit allocation is on first-come-first-serve basis, potential buyers are queueing up a day earlier so to pick their favourite unit. There are total 40 units up to grab which consist of 34 units of 2-storey terrace & 6 of units 2-storey semi-D. For this launch, no doubt it will sell like hot cakes again like previous launch, 9A4 Spektra, 2 years back. 

MV 1&2 is on a small plot located in BK2. The site is surrounding by existing development which introduced by developer a decade ago. Am not too sure the background of the land, source from hearsay telling that they actually demolished the old show houses to give way to this developement.

Location

No doubt, MV 1&2 is situated at a strategy location which make it easy to access from Puchong-Sungai Besi highway. With the advantage of sitting in the middle of Puchong and Bukit Jalil, one only takes an approximately 4km travel to heart of Puchong and Bukit Jalil. By the way, the road connecting to Jalan Puchong which leading to OUG has made this project even more brilliant.

Amenities

Bandar Kinrara is a matured township. Giant is in walking distance, less than 100 meter, to be exact. Primary and secondary schools are within short distance too.

Future

The proposed LRT station is just a stone throw away though the proposal is put off until 2013. Even the LRT station is not ready in this stage, one should reach the LRT stations in Sri Petaling and Bukit Jalil in a short drive. Upcoming Kinrara Mas and theZest will then increase the population which can add spark to this area eventually.

Price

Price is starting from RM389,888. As usual there are a few types to choose. There are 24 types in 4 rows which has total 40 units in this development. Shock to see so many variety? Again, this is their common practice to target different type of buyers.

Having a website as an alternative promoting channel is what a shop will usually do. But most of the websites only setup at upfront and no maintanence afterward. Zoom To HomeDec 09

HomeDec, the most successful home decoration exhibition is back to town again.

This large scale exhibition will kick off at KLCC from 30 April 09 to 3 May 09. No bias, this is the only worth to go exhibition. For the other events, either too small or less exhibitor, are not really appeal to the crowd (especially for those held in Midvalley).  

Due to economic downturn, I’m pretty sure you can get a good bargain from HomeDec. Price slash, free gift, free consulting service, PWP, atrractive installment package and etc, they will try their very best to pull the customers.

Based on their regular practice in past years, this should be their first event in year 2009. Supposed there will be another event again by year end. Most probably in November which is six months after the first event. By this means, you gotta wait for another half year if you missed this.

No entrance fees and you might get back plenty of goodie bags… why not giving it a glimpse?

P1 Field Report

Hey, I got something to say after being a P1 user for one month. Before anything come first, let’s look at their today announcement,

Okay, now you know my field report won’t have nice things to write.

I actually struggling for past few days to get back my P1 connection. Yet, I’m still trying to adjust my modem position and location so it would be able to interact with wimax base. Too bad to tell, the speed is poor than expected and I have to press F5 most of the time. At this point of time, I’m still waiting them to give me an answer.   

So, what are the benefits you can get from P1 W1max? 

1. Super fast connection – Not 95% of my time; I feel it once or twice only
2. No phone lines required – Wireless, of course
3. Plug and Play – Wireless device, must be
4. Freedom of mobility – No freedom at all, must put  the modem beside window; with the size of modem, it’s not easy to carry here and there
5. Great rates – True only if you look for a budget broadband with inconsistent performance
6. Extended coverage – No comment
7. Excellent service quality – The customer service personnels may nice in term of care service, but it won’t help if the problem can’t be resolved immediately  
8. 1 hour service activation – The only efficient service
